Why builders and homeowners call us

The roof you pick now is the roof you live with for decades.

New construction in Arizona is exciting and overwhelming at the same time. Your builder hands you a stack of selections, the roof is somewhere in the middle of that stack, and most homeowners pick whatever sounds familiar without ever seeing the trade offs side by side.

That choice ends up costing you in one of two ways. Either you pay too much up front for a material you did not actually need, or you pay later in repairs because the roof was not built for our climate. Arizona is its own animal. We have 115 degree summers, hard monsoon hits, sun that bakes asphalt eight months a year, and HOA rules that do not exist anywhere else.

This page is the comparison we wish every new build homeowner saw before they signed off on a selection sheet.

Asphalt Shingles

The default for most new builds in the Phoenix Valley. Affordable, easy to source, easy to repair. The trade off is lifespan because Arizona sun is brutal on asphalt.

Learn more about asphalt shingle roofing.

Pros
  • 30 to 40 year manufacturer warranties available
  • Better Impact for monsoon hail and debris
  • Dimensional look that mimics shake or slate
  • Still Affordable
Cons
  • Shorter lifespan in Arizona heat, usually 18 to 25 years
  • UV breaks down granules faster than in other climates
  • Less efficient at reflecting heat than tile or metal
  • Cheaper grades curl and warp under sustained 110 plus heat

Concrete and Clay Tile

The Arizona look. Tile is on the majority of higher end new construction in the Valley because it fits the architecture, lasts decades, and handles our climate beautifully. The catch is weight and underlayment, which is where most tile roof problems actually start.

Learn more about tile roofing.

Pros
  • 50 to 100 year lifespan for the tile itself
  • Looks like Arizona, matches almost any Southwest architecture
  • Excellent thermal performance with proper underlayment
  • HOA standard in many Phoenix metro communities
  • Class A fire rating
Cons
  • Heavy, framing must be engineered for the load
  • Underlayment lasts 20 to 30 years and is the real weak point
  • Tiles can crack from foot traffic or falling debris
  • Higher install and repair cost than shingle

Spray Foam Roofing

Foam is the answer for new construction with a flat or low slope roof. It is sprayed on as a liquid, expands into a seamless layer, and gets coated to protect it from UV. If your new build has a modern flat profile, this is almost always the right call.

Learn more about Spray Foam Roofing

Pros
  • Seamless, no joints or seams for water to find
  • Best in class insulation, drops attic temps significantly
  • Adds structural rigidity to the roof deck
  • Recoat every 10 to 15 years extends life almost indefinitely
  • Designed for desert flat roofs from day one
Cons
  • Only works on flat or low slope roofs
  • Requires a qualified Arizona foam specialist, not a general crew
  • Must be recoated on schedule or UV will eat into the foam
  • Foot traffic can dent the coating, walk pads recommended

Standing Seam Metal

Clean vertical panels with hidden fasteners. The modern, architectural look you see on a lot of new desert contemporary builds in Scottsdale, Paradise Valley, and the higher end Gilbert and Queen Creek neighborhoods. Engineered for our heat and our wind.

Pros
  • 40 to 70 year lifespan with proper installation
  • Highest reflectivity, real impact on summer cooling bills
  • Sheds monsoon rain faster than any other option
  • Low maintenance, no granule loss or tile slippage
  • Eligible for energy efficiency tax credits
Cons
  • Dents are possible from large hail, though rare here
  • Louder during heavy monsoon rain if attic is under insulated
  • Aesthetic does not fit every Arizona home style

Stone Coated Metal

A metal panel coated in stone chips. From the curb it looks like tile or shake. Up close and structurally it is metal. Stone coated metal is one of the most underrated new construction options in Arizona because it solves a lot of problems at once.

Learn more about Stone Coated Roofs.

Pros
  • 50 plus year lifespan, often warrantied for the life of the home
  • Reflects heat, lowers cooling costs in our summers
  • Looks like tile but weighs a fraction of it
  • Excellent in monsoon wind, rated to 120 mph plus
  • Rust and fade resistant in our dry climate
Cons
  • Higher up front cost than asphalt
  • Fewer Arizona installers, find one with real experience
  • Some HOAs still classify it incorrectly, check first

I originally found Damon after a different roofer canceled last minute during a critical inspection period. I needed someone fast, and Damon stepped in immediately. He quickly cleared the scuppers to protect us from an impending storm—making sure everything stayed on track. After closing, Damon repaired the roof at a competitive rate. He’s incredibly detail-oriented and offers a 10-year workmanship guarantee—far better than others. Damon was a pleasure to work with, so much so that I’ve used him again for another contracted property and one additional flat roof. Each time, my clients have been thrilled. I highly recommend him! I have attached some before and after pictures .

Damon and the crew did a great job! Crew came on time and completed on time. Cleaned up the trash and hauled it away. We had trouble with receiving contract but Tasha called and walked us through. Damon and his team was very courteous and professional. We are very happy with the work and color of the roof. I would recommend The Arizona Roof Co. To friends, neighbors, and family.

I was in need of a new roof due to an extreme hail storm that came through our area. A Sales person from The Arizona Roof Co. was in the area and put me in touch with their office to work on the details for replacing my roof. Tasha from The Arizona Roof Co was very professional, answered all of my questions and made the entire process/experience great! We decided the roof color, delivery date for the materials, and start date for the installation of the roof and noted It comes with a 10 year guarantee. Even with the threat of more rain on the day of installation, the workers were here early, worked quickly, and finished the Roof in one day, and cleared all debris. I had a final inspection with Damien and from what I can see, the roof looks amazing. I am so Happy to have this taken care of. I would highly recommend The Arizona Roof Co. to anyone looking to replace their roof.
