UV & Heat Damage
Arizona's UV index is among the highest in the country. Sealants crack, shingles degrade, and foam surfaces need regular inspection to stay watertight. Catching early wear costs far less than replacing sections.

Photo Reports & Documentation
After every visit you receive a detailed photo report showing your roof's current condition. If anything is found beyond what is covered during the visit, the report includes clear recommendations and a written estimate for the necessary work.
PREFERRED & ELITE
Gutter & Drainage Inspection
We check gutters, scuppers, and all drainage paths to confirm water is flowing correctly and identify any blockages or problem areas. Drainage issues on an Arizona roof can cause significant damage during a single storm event if left unaddressed heading into monsoon season.

Priority Scheduling
Preferred and Elite plan members receive faster scheduling for any additional repairs that come up outside of regular maintenance visits. If something is flagged during an inspection or a monsoon event raises concerns, priority members move to the front of the line.

Sealant Touch-Ups
We inspect and reseal areas around vents, pipes, and roof penetrations. These are the spots where leaks most commonly start, and they are especially vulnerable after months of Arizona UV exposure causes sealants to dry out and crack between visits.

Insurance Claim Support
If conditions observed during any maintenance visit may warrant an insurance claim, ARC provides documentation and reporting as part of your plan. ARC handles claims in-house, so your maintenance team and claims support are the same company throughout the process.

Minor Repairs Included
Small issues found during the visit are addressed on-site at no extra charge, within the following limits. Repairs are intended for preventative maintenance. Excessive or repeated repairs may require a separate service call.
- Replacement of up to 5 roofing shingles
- Replacement of up to 2 roofing tiles
- Replacement of up to 2 pipe boots (deteriorated or cracked)
- Sealing of up to 10 exposed or lifted fasteners
- Minor flashing repairs or resealing (non-replacement)
- Sealant applied to small cracks, penetrations, or vulnerable areas
- Resetting of up to 10 displaced tiles (in addition to replacements)
Anything beyond these limits will be documented in your photo report with a separate estimate.
ELITE ONLY
Comprehensive Gutter & Drainage Service
A thorough inspection and cleaning of gutters, scuppers, and drainage pathways — not just a check. This includes physical removal of debris, active clearing of blockages, and a full evaluation of any areas that could compromise drainage performance. Included as part of every Elite scheduled visit.

The Arizona Roof Company's Spring and Fall inspection schedule is designed around Arizona's actual weather patterns — not a national template that ignores what monsoon season does to a roof.
spring inspection - preferred and elite
Before Monsoon Season
We catch damage from winter wind, UV exposure, and debris so your roof is sealed and ready before monsoon season begins. Loose sealant or displaced tiles found in April are a quick fix. The same issue found mid-July is interior water damage.
Fall Inspection — Preferred & Elite
After Monsoon Season
The fall inspection documents anything that happened during storm season and addresses wear before the cooler months. If there is damage that may warrant an insurance claim, we document it and walk you through the process. ARC handles claims in-house.
As-Needed Visits — Elite Only
When You Need Us Between Seasons
Elite members get two additional visits per year for any reason — a storm hit, you noticed something, or you want peace of mind after a significant weather event. We come out, assess it, and give you a clear picture of what you are dealing with.
